Responsible Persons’ Obligations

• Conduct regular checks on fire doors, especially in communal areas and flat entrance doors
• Provide residents with information on fire door maintenance and usage

Fire Door Checks

• Flat entrance doors should be checked annually
• Communal area fire doors should be checked every three months
• Checks should include verifying self-closing devices, inspecting for damage or defects, and ensuring proper sealing

Resident Responsibilities

• Keep fire doors shut when not in use
• Avoid tampering with self-closing devices
• Report any faults or damage to the Responsible Person immediately

Additional Requirements

• Fire risk assessments should identify necessary fire door installations and maintenance
• Fire doors must meet specific standards, such as BS 476-22:1987 or BS EN1634-1:2014, for new buildings or changes of use
